One of this week’s jobs in SJC was thanks to a referral from the fabulous

Donnie Bowen of The Bowen Team Remax.

We completed the listing consultation on Sunday morning (yes we work weekends when needs must!) and we started & finished the job on Tuesday!!!! We know the current market is HOT and we pride ourselves on meeting our Realtor clients needs with short notice!

We called in The Small Stage for some staging accessories and spent most of the day packing up items excess to staging requirements!
This fab little pantry was worth spending some extra time on… we packed some duplicate items (after checking with the homeowner on what they needed for a few weeks) and they were so thrilled to have a fully functioning but, aesthetically pleasing space! I received a call from Bridget Doonan, Coldwell Banker, Irvine to assist her fabulous client in getting the home ready for listing. During the initial call, she told me she had scheduled a stager for accessories only, but after looking at the photos of the home she sent me, I was able to explain how much MORE we could offer in this particular home. The client had recently had surgery and was unable to even walk upstairs, however, she had some fantastic pieces to work with and didn’t need anything else bought into the space. What she needed was some serious decluttering, removal of some furniture items that were not serving a purpose any longer, and a vision to move things from one room to another in order to maximize this homes’ appeal. Bridget asked me where I had been all her life….!!!!! Within 2 days and a lot of packing up and donating items to a local charity, the home was looking and feeling so much lighter and brighter and WAY more appealing to a broad range of buyers. So much so, they received 5 over asking price offers and were able to pick the one that best suited the sale, ultimately getting $11,000 more than list price but with rent back if needed for our lovely client.

Realtor Debbie Faremouth (Keller Williams) called us in to help her client get his home ready for listing.  He had been living in the property for over 20 years and desperately needed some help.

There was no budget for staging with furniture and accessories, and our job was to make the home as appealing as possible to a potential buyer using ONLY what was already in the home.

On Day 1, we set to removing all items that were no longer needed for “staging” purposes, creating a large donation pile and packing up items the client wanted to take with him to his next home.

Crystal Coast Moving Company were on site for day 2, moving large items and loading up trash and donations.  We were able to use the garage as a holding room for all furniture not being used and the boxes we had packed up.

Finally, we were able to start accessorizing the rooms, using a variety of items that we had pulled from all over the home.

Both the realtor and the home owner were thrilled….

“This would have taken me MONTHS, and you have done all this in two days!”  said the homeowner

It goes to show how much can be done with very little when you call Organized & Orderly!

This client contacted us in November. They wanted to list their home, but knew that it was a little dated.  They were willing to completely “re-do” their master bathroom as it had the old style white tile and the cabinets were in bad shape.  Their goal was to list their home in January/February.

I spent about 2 hours doing a PLC with them (thanks to Ken Bowen The Bowen Team) and encouraged them to spend their money where it counted with the recommendation that we could significantly change the look and feel of the home if they were to paint, carpet and use vinyl adhesive flooring in the bathrooms.

They took every piece of advice I gave them and hired me to consult with them on paint color, carpet color, hardware changes, new lighting fixtures and more.

The paint was originally the 80’s/90’s gold color and the floors (which had to stay) were brown wood and beige tile.  In order to bring the property up to appeal to a broad range of potential buyers, I recommended a “greige” paint that worked with all existing flooring, a carpet that was inexpensive but looked high quality and was a neutral palette to suit floor and paint.

We recommended removing a lot of pieces of furniture (thank you to Crystal Coast Moving company who assisted us in moving items to a storage unit, as well as relocating some items to different rooms).  We specified how important it is to declutter all areas and rooms.  They took us at our word and packed up, sold, donated all items they no longer wanted.

One of the most important changes that we made was changing the hardware on the cabinets.  It was a relatively inexpensive process but the results speak for themselves.   The master bathroom cabinets were in poor shape and I recommended a vendor to replace cabinet and drawer fronts.  We then changed out the hardware (Home Depot) to complete the new look.

The bathroom floors (3 total) all got a new look with incredible Vinyl adhesive flooring that was placed on top of the existing white tile.  The new looks matched our paint and carpet choices and totally transformed the bathrooms from old style to new, without breaking the bank.

We were all set to stage the home with accessories when the realtor announced he had a client interested in the house.  Much to our clients joy, they were offered full listing price with a 45 day escrow.  Needless to say our staging was now not necessary!!!

Not only did we help them go through their possessions, helping to make the house more “visible” to potential buyers, but we also staged what was left for maximum visual appeal. That being said, the pantry was completely transformed as well!

We spent the first day with a crew of 2, decluttering, moving furniture for better flow and appeal, organizing closets and cupboards.  Our fabulous moving crew Crystal Coast Moving Company came and picked up a truck full of items, some for delivery to a storage unit, others to a donation center or for disposal.

We started with our Pre-listing Consultation and gave the homeowners a VERY long list of all the items that needed to be removed for listing purposes. The decor in the home was a little eclectic, but we did not want to entirely change the look as it was so fun! We decided instead to just minimize and allow a potential buyer to see it’s potential without being distracted by the “stuff”.

By the time we came back 10 days later, the homeowners had done EVERYTHING on our list and all we had to do was add our finishing touches with accessories staging. The homeowners were thrilled with the results and I don’t think this home will be on the market for long.

Thanks to Donnie Bowen of The Bowen Team Remax for this wonderful referral.  This client has lived in this 5600SqFt home for 20 years and now that the children are off to college they decided to downsize.  You can see from the before photos that there was a LOT of stuff (which is totally normal) but, the client was overwhelmed and didn’t know where to begin.

They decided to do their own rummage sale with items they no longer wanted so our primary goal was to “stage” the house with some of the remaining items.  We also wanted to create a better flow in some areas and we relocated some furniture pieces to the garage.

The ‘Gym’ in the home was a particular trouble spot. This room was being used as a catchall for all kinds of stuff.  We discussed with the realtor how he was going to be marketing the space and decided to turn it into both a gym and doggy area (the client has two little dogs and this was an obvious space for them).  We eliminated items that were not going to match our goal, and rearranged & added in some items (exercise bands, workout towels, water bottles etc) from the clients own supplies = the results were just fabulous!

With a crew of 3 for 8 hours, we were able to transform this home into a potential buyers dream.  We not only moved out all the items for the rummage sale, but we also pulled out furniture they were keeping (but we didn’t want in the home for listing), and placed it in the garage for safe keeping (after we organized it!).

The clients could not believe how much we achieved in JUST 1 day and were thrilled at the outcome.

This lovely property in The Village in Coto De Caza received the full works with Organized & Orderly recently.  The owners are downsizing and moving to the beach and their realtor Donnie Bowen, Re-Max, The Bowen Team asked us to bring our expert eyes to assess how to efficiently maximize it’s appeal before it listed for sale.

As usual, we started with a Pre-Listing Consultation, going room by room, front yard and patio included.  The owners were midway through renovating their master bath and we were able to recommend a paint color that would work well with tile samples we saw.

Our recommendations included a LOT of decluttering and as the owners were downsizing AND going with a more “beachy” decor, most of their items were either too large, or didn’t fit their new look.

We asked if it was ok to take down the flowery drapes in the master bedroom as well as one of the guest rooms and as both rooms had blinds, they were happy to oblige.

After the bathroom renovation work was complete, O&O arrived for the rest of the makeover.

We worked with the homeowners to identify the few items they wanted to take with them to their new home, packing them up ready for moving, then making piles of donations and trash.  We identified some items that we could use for staging which we set to one side. We removed the family room and dining room rug and relocated the couch for better flow.  We removed a large chair and ottoman in the family room and virtually all their artwork. We then set about staging with accessories.  Take a look at our before and afters to see the transformation.

Both the homeowners and their realtor were thrilled with the results.
